What this assumes
- A fixed nominal annual rate compounded monthly, unchanged for the whole term.
- Payments rounded to the cent, with the final payment absorbing the remainder, so the balance lands exactly on zero and the principal column sums to the loan.
- Extra principal is applied in the same month it is paid, with no prepayment penalty.
- No escrow, no mortgage insurance, no fees — this is the note, not the bill.
