This website is a design demonstration. Ropewalk Mortgage Co. is a fictional company. Using this site does not create a customer relationship, a broker relationship, a fiduciary duty or a contract of any kind, because there is no other party to it.

Not an offer, not advice

Nothing on this site is an offer or solicitation to lend, a commitment to lend, a pre-approval, a Loan Estimate, a rate lock, or a quotation. Nothing on it is legal, tax, accounting or financial advice, and nothing on it should be relied upon in place of advice from someone who has looked at your actual circumstances and is accountable for what they tell you.

The calculators

The calculators are provided for illustration. They implement published programme rules as carefully as we can and are covered by unit tests and browser-driven checks, but they are simplifications: they do not model every fee, every county's tax assessment, every insurer's premium, escrow analysis, daily interest accrual, prepayment penalties, or the underwriting overlays a particular lender applies.

Each calculator lists its assumptions on the same page as its answer, and every assumption can be changed. The output is an estimate. It is not a quotation and it is not a verification of anything. Do not make a financial decision on the basis of a figure from this site without checking it against a Loan Estimate from a lender who is actually prepared to lend you the money.

Accuracy

Programme rules change. Loan limits are reset annually, mortgage-insurance schedules are revised by mortgagee letter, and fee tables move. The rules described here were accurate to published guidance when written; they are not maintained against every subsequent change, and this site deliberately does not publish the annual figures that go stale fastest — you are pointed at the source instead.

The forms

Every form validates what you enter, displays a confirmation, and stops. Nothing is stored, nothing is transmitted, and no one will contact you. Do not enter sensitive personal or financial information into any of them.

Intellectual property

The design, the code, the illustrations and the written content of this site were produced for this demonstration. Third-party names that appear — FHA, VA, USDA, Fannie Mae, Freddie Mac, NMLS, and the like — belong to their respective owners and are used descriptively. No affiliation, sponsorship or endorsement by any of them is claimed or implied.

External links

Where this site links outward — for example to NMLS Consumer Access, or to a network's share endpoint — it does not control that destination and takes no responsibility for it. The social icons in the footer point at the networks' own home pages rather than at accounts, because a fictional company has no accounts.

Liability

This site is provided as it is, without warranty of any kind, express or implied. To the extent the law allows, no liability is accepted for any loss arising from its use — which for a site that neither collects data nor makes offers should be a short list, but is worth stating.

Governing law

These terms are governed by the law of the State of Rhode Island, which is where the fictional company is described as being based. That consistency is deliberate: this portfolio has previously shipped a demonstration governing an Oregon company under California law, and a contradiction like that is exactly the kind of thing a careless template produces.
