What income will deposits support?
Bank-statement income
If your tax return is written to minimise tax, it is a poor description of what you earn. This is the arithmetic a bank-statement lender does instead — and the number in the middle of it, the expense factor, is the one worth arguing about.
This is how the income figure is produced. It is not an approval, and it does not price the loan: bank-statement programmes carry a rate premium that this page does not attempt to estimate.

What this assumes
- Eligible deposits are the total less what you marked as non-revenue, averaged over the statement period.
- The expense factor is applied to eligible deposits, then your ownership share, then divided by the number of statements.
- Nothing here checks whether the deposits are consistent month to month. A lender will, and a single month that looks like an outlier can put the whole file back a fortnight.
- The affordability figure uses 31% and 43% ratios and no mortgage insurance, which is typical for these programmes at 20% down or more.
