What this demo is not
A licensing page on a real lender's site carries its NMLS identifier, its state licences and a link to verify them. This one explains, item by item, why it carries none of that.

Ropewalk Mortgage Co. does not exist
It is a fictional company invented to demonstrate a website. It holds no licence in any jurisdiction, has no NMLS unique identifier, is not registered anywhere, and cannot originate, broker, service or fund a loan. Its staff are invented. Its office is on a street that does not exist. Every figure on the site is either arithmetic on something you typed or a worked example written for the demonstration.
Nothing on this site is a commitment to lend, a pre-approval, a Loan Estimate, a rate lock, or an offer of credit of any kind. No form on the site stores or transmits anything.
Why there is no NMLS number
Because an invented identifier in the exact format a regulator issues is not made safe by being invented. NMLS identifiers are short numeric strings; a plausible one has a real chance of belonging to a working company or loan officer, and a demonstration site publishing it alongside a business that does not exist is a problem for them, not for us.
The same reasoning applies to state licence numbers, company registration numbers, NPI numbers and email domains. Wherever a demonstration would otherwise invent an identifier in a real registry's format, this site omits it and states the omission. A real lender would publish its unique identifier here and link it toNMLS Consumer Accessso that you could verify it independently — which is exactly why an imitation of that is not harmless.
Why there is no rating
A fictional company has no reputation to average. There is no star row anywhere on this site, no aggregate score, no review count, and no AggregateRating in the structured data. A rich-result star rating built on invented text is a fabrication that a search engine will repeat, in a context where a reader has no way of knowing it was made up.
The comments on the comments page were written for the demonstration and say so at the top of the page.
Why there are no rates
A rate table goes stale the week it ships, and an APR is a regulated disclosure that implies a computed cost of credit. This site publishes neither. Every figure a calculator here returns is arithmetic on a number you entered, and every assumption behind it is listed on the same page and can be changed.
Why there are no coordinates
The office address on this site is 18 Hawser Walk, Providence, RI 02903. Hawser Walk is an invented street. The city and the ZIP code are real, because a city and a postcode place a business without pointing at a building.
No latitude or longitude appears anywhere in this site's structured data. Four decimal places of coordinate is roughly eleven metres. A demonstration publishing LocalBusinessschema with coordinates that precise, next to an address, is feeding a search engine a business that does not exist at a place that does — and in this portfolio those coordinates have repeatedly landed on real commercial buildings.
Why there is no accessibility conformance claim
This site has not been independently audited against WCAG, so it does not claim conformance to it. Claiming a conformance level that has not been tested is the accessibility equivalent of an invented licence number. What the site does claim is specific and checkable, and it is set out on the accessibility page.
What is real
The arithmetic. The calculators apply each mortgage-insurance programme's own published rule rather than one rule: the Homeowners Protection Act of 1998 for conventional PMI, HUD's mortgagee letter and Handbook 4000.1 for FHA annual MIP, and the current VA and USDA fee schedules. That distinction matters because applying the conventional rule to an FHA loan understates the borrower's own payment by a five-figure sum over the life of the loan, and it is a mistake published mortgage calculators make constantly.
The documentation requirements described across the site are drawn from published programme guidance and are broadly accurate as descriptions of how files are assembled. They are not advice about your file, they change, and no one at Ropewalk can be consulted about them, because there is no one at Ropewalk.
Fair lending
Federal law — the Fair Housing Act and the Equal Credit Opportunity Act — prohibits discrimination in residential lending on the basis of race, colour, religion, national origin, sex, familial status, disability, age, or because income comes from a public assistance programme. Those protections apply to every lender, and complaints can be made to the Consumer Financial Protection Bureau or to HUD. This site does not display an "Equal Housing Lender" mark, because that is a representation a fictional company is not in a position to make; the principle is stated instead.
