Tomás works the government side — FHA, VA and USDA — where the eligibility detail is unforgiving and the benefit to a borrower who qualifies is large. He is the person on the team most likely to tell you that the loan you asked about is the wrong one.

He is also the reason this site says out loud that FHA mortgage insurance does not fall away at eighty per cent. He kept finding calculators that quietly assumed it did.
